We merge two trusted sources - Land Registry and EPC - to get both price history and physical characteristics. Sale values provide the surface, EPC fills in the depth. Together, they reveal a much sharper picture.
Forget vague labels like “terraced” or “semi”. Our model drills into specifics like “top-floor maisonette” or “end-terrace cottage”. These distinctions affect value - and we treat them accordingly using local trend data.
Buyers pay more for efficient homes - but how much more depends on where you are. We measure this directly, comparing EPC ratings against local trends, then applying precise adjustments to reflect real-world behaviour.
Brand new homes often cost more - but not always by the same amount. We detect whether a home is new (using EPC or year built), then adjust for the average premium in that exact postcode. Nothing guessed, nothing generic.
Some transactions skew the truth - like auctions or bulk purchases. We detect and discard these anomalies using square-footage patterns, EPC matching, and pricing irregularities. What’s left is clean, reliable data.
